There are 3 ways the state comes up with value.
The value of the property is based off of sales. The state (Division of Property Assessments) looks at each sale that occurs within the bounds of Hardeman County and compares similar properties to come up with a value. This is called the comparison approach to value.
The state (Division of Property Assessments) also looks at the Marshall and Swift cost index and factors in the cost to build as well as depreciation. This is called the cost approach to value.
For commercial and income producing properties the state (Division of Property Assessments) values the property based off of the income approach to value. This is called the Income approach to value.

You must have your survey recorded in the register of deeds office. Once it is recorded then we will get the copy of the survey and update the lines according to the survey. Remember it is the responsibility of the property owner to record the survey not the surveyors responsibility. If it is not recorded then we do not know it’s been done.
